My client are a fast growing Property development company looking to expand their European & Global footprint. They are looking for a Valuations & Operations analyst to sit in their London office reporting into the CIO, with a dotted line to the Global Head of FP&A who sits in the USA. The role is split 50/50 between Valuations & Operations. You will take a lead role in the preparation and execution of the Quarterly Valuation process for Europe/Asia. The role will also support the Europe Operations Team with all aspects of financial underwriting and reporting relating to owned assets (the operating, development and land pools). Additionally the role may, as necessary and available, assist with investment underwriting relating to new acquisition and development projects. *You must be a strong financial modeller as well as handle liaising with senior stakeholders*. Key Responsibilities:. Valuations. Working closely with the FP&A Team, Regional Director’s and Market Officers, take ownership for the preparation of the Quarterly Valuations in line with the company’s global methodology, using the existing investment models / business tools. Aggregate and verify relevant comparable evidence to support the Quarterly Valuation process using the company’s business tools; assume ownership for maintenance of the European Comp Database. Prepare and present accurate outputs; being able to articulate key assumptions as necessary, both orally and in writing. Support external audit review of the valuation process. Take a proactive approach to understanding key valuation drivers and be prepared to challenge assumptions with reference to comparable data / market knowledge. Offer suggestions to drive efficiencies into the process. Ownership for the preparation, finalisation and distribution of Valuation reports and other associated presentation materials as required. Operations. Ownership for preparation of Asset Management reporting materials (monthly & quarterly) in line with global formats and requirements. Assist the Asset Managers in the field in underwriting and analysing potential leasing / re-leasing and disposition deals relating to the owned asset portfolio (land & buildings), using the company’s business tools. Ownership for preparation and updating of individual asset summaries (as a primary output of the Valuation process) on a quarterly basis; ensuring they accurately reflect the most up-to-date status. Respond to global information requirements from Chief Operating Officer, act as a key contact to external property management service providers in Europe, and as needed, provide information between the Asset Managers in country and Core Support groups such as Marketing/Communications, lease administration and business systems (Yardi). General. Be a player/coach to support other colleagues to understand and use the company’s key business tools used in valuations and operations analysis. Become a student of the industry; collect and analyse macro/micro data on an ongoing basis to support underwriting activities and broaden market knowledge. Develop independent relationships with external brokers/agents/others to support the collection of market intelligence. On an as needed basis support the Investment Associates with underwriting potential development or acquisition deals using the company’s investment models / business tools. Other duties as assigned by Global Head of FP&A or CIO Europe to support the business. COMMUNICATIONS & WORKING RELATIONSHIPS:. Internal:. Minimum Qualifications: ACA (ideally Big 4), AND/OR Bachelors degree in Real Estate , Finance or similar. Could consider RICS accredited candidates.
